Koz sells 256 multifamily units in Tacoma for $40M

In a pair of related deals between the same two parties, Koz Development has sold its Koz on Market and Koz at the Dome to Calida Group, of Las Vegas. Pierce County recorded the deals, worth about $40 million, last week.


Both parties used LLCs, and brokers were not announced. Without adjusting for the retail in one building, the deal was worth around $156,250 per unit.


Koz at the Dome, at 304 Puyallup Ave., was completed in early 2020. The midrise building has 152 units and no parking. That sale was for a nominal $27.5 million, but with a very large $5 million personal property deduction.


Koz on Market, at 1554 Market St., was completed in early 2019. The seven-story project has 104 units that average around 255 square feet. There is no parking, and the retail bay is occupied by Campfire Coffee. That sale was worth $17.5 million. Koz developed the project in part to serve students at University of Washington Tacoma, some of whom are transitioning out of homelessness. Those students lease about half the units. Corstone Contractors was the general contractor.


Both buildings are close to transit, with Koz on Market having the more central location. Koz served as its own architect, in apparent partnerships with the two separate landowners. Koz is currently planning apartment projects in the Bel-Red area, Uptown, the Rainier Valley and on Capitol Hill. The developer is based in Snohomish.


Calida Group appears to be new to our market. It doesn't list any multifamily properties in the Puget Sound area. It says it has developed or acquired over 16,000 multifamily units since 2007. Most are in Nevada, California and Florida - and operate under the Elysian brand.

IPA Capital Markets, a division of Marcus & Millichap, specializing in capital markets services for major private and institutional clients, has arranged $60.92 million in acquisition financing for three multifamily assets, one in Phoenix and two in Glendale, Arizona. Brian Eisendrath, IPA executive managing director and Cameron Chalfant, IPA senior managing director, worked on behalf of the borrower, Tides Equities to place 65 percent loan-to-value, 10-year floating-rate acquisition financing with five years of interest only. “Despite recent caution, the capital markets have demonstrated their willingness to lend, especially in strong, well-established markets like Phoenix,” said Eisendrath. “As we move further into the lending environment of 2023, we’ll take the Fed’s smaller rate hike in December as a positive sign that financing will be available for investors going forward.” Built in 1985 and 1986, the properties are: The Perry Apartments, 14 buildings, 146 units, Glendale Red Sage, 14 buildings, 156 units, Phoenix Serena Park Apartments, 10 buildings, 141 units, Glendale “This deal provided a unique opportunity to acquire three assets in familiar locations at a steep discount to market pricing, especially given the strong condition of properties that the seller had spent millions on to cure deferred maintenance,” said Ryan Andrade, co-founder and principal at Tides Equites. “Given their proximity to other properties in the Tides portfolio, the risk of executing the business plan is minimized, and we feel these three properties have a strong chance of out-performing our projections.”

Multifamily industry value-add specialist Tides Equities has closed escrow on the acquisition of a three-property portfolio near Phoenix. The properties acquired, Red Sage, The Perry and Serena Park, offer a total of 466 units. The $95 million transaction was brokered by Colliers International ’s Brad Cooke. Situated at 5704 W. Thomas Road in Phoenix, Red Sage is a 156-unit garden-style apartment community completed in 1986. Situated on a 5.4-acre land parcel, Red Sage features a blend of one- and two-bedroom layouts averaging 673 square feet in size. A barbecue with picnic area is among the most notable common-area amenities. Located at 6231 N. 67th Ave. in the Phoenix suburb of Glendale, Ariz., The Perry has 148 units in a mix of one- and two-bedroom floor plans averaging 805 square feet. A pet play area is among the leading amenities of the apartment community. The Perry is well situated near major transportation arteries. Its location also puts residents no more than 3 miles from the Westgate Entertainment District, home to both the NFL’s Arizona Cardinals football team and the NHL’s Phoenix Coyotes hockey team. Bearing an address at 8546 N. 58th Ave., in the heart of Glendale, Serena Park features 142 residences in a mix of studio, one-bedroom and two-bedroom layouts measuring approximately 500, 700 and 900 square feet respectively.
