Communities across the country and globe submitted new construction and renovation projects this year, vying for top honors across 12 categories: Active Adult, Affordable Housing, Assisted Living, Continuing Care Retirement Community/Life Plan Community, CCRC/LPC Lite, Hospice, Independent Living, International, Renovation / Repositioning, Skilled Nursing/Post-Acute Care, Small Footprint, and Stand-alone Memory Care.


“These nominations represent the spirit of innovation and cutting-edge design from around the United States and world,” said George Yedinak, founder of Senior Housing News. “Owners, operators and developers in senior housing and care have continued to push the boundaries of architecture and design amidst the most adverse circumstances the industry has seen, and we are excited to showcase what they’ve been working on.”


A panel of 17 industry experts will judge the projects, evaluating nominees based on design and aesthetic criteria. Not only will judges analyze design elements such as color, light, and landscape architecture, they will also consider community functionality by analyzing key features that are critical to property type, such as universal design techniques.


Winners will be announced on December 15, 2021.

Construction is now complete on Novus Apartments, a $24 million, four-story, 84-unit, contemporary mixed-use community located in Portland’s Woodstock neighborhood at 4981 SE Woodstock Blvd., with the newly formed CloudTen Residential taking over all lease-up and management activities. With the addition of Novus, CloudTen now manages over 30 properties throughout Oregon and Washington. IPA Capital Markets, a division of Marcus & Millichap, specializing in capital markets services for major private and institutional clients, has arranged $60.92 million in acquisition financing for three multifamily assets, one in Phoenix and two in Glendale, Arizona. Brian Eisendrath, IPA executive managing director and Cameron Chalfant, IPA senior managing director, worked on behalf of the borrower, Tides Equities to place 65 percent loan-to-value, 10-year floating-rate acquisition financing with five years of interest only. “Despite recent caution, the capital markets have demonstrated their willingness to lend, especially in strong, well-established markets like Phoenix,” said Eisendrath. “As we move further into the lending environment of 2023, we’ll take the Fed’s smaller rate hike in December as a positive sign that financing will be available for investors going forward.” Built in 1985 and 1986, the properties are: The Perry Apartments, 14 buildings, 146 units, Glendale Red Sage, 14 buildings, 156 units, Phoenix Serena Park Apartments, 10 buildings, 141 units, Glendale “This deal provided a unique opportunity to acquire three assets in familiar locations at a steep discount to market pricing, especially given the strong condition of properties that the seller had spent millions on to cure deferred maintenance,” said Ryan Andrade, co-founder and principal at Tides Equites. “Given their proximity to other properties in the Tides portfolio, the risk of executing the business plan is minimized, and we feel these three properties have a strong chance of out-performing our projections.”

Multifamily industry value-add specialist Tides Equities has closed escrow on the acquisition of a three-property portfolio near Phoenix. The properties acquired, Red Sage, The Perry and Serena Park, offer a total of 466 units. The $95 million transaction was brokered by Colliers International ’s Brad Cooke. Situated at 5704 W. Thomas Road in Phoenix, Red Sage is a 156-unit garden-style apartment community completed in 1986. Situated on a 5.4-acre land parcel, Red Sage features a blend of one- and two-bedroom layouts averaging 673 square feet in size. A barbecue with picnic area is among the most notable common-area amenities. Located at 6231 N. 67th Ave. in the Phoenix suburb of Glendale, Ariz., The Perry has 148 units in a mix of one- and two-bedroom floor plans averaging 805 square feet. A pet play area is among the leading amenities of the apartment community. The Perry is well situated near major transportation arteries. Its location also puts residents no more than 3 miles from the Westgate Entertainment District, home to both the NFL’s Arizona Cardinals football team and the NHL’s Phoenix Coyotes hockey team. Bearing an address at 8546 N. 58th Ave., in the heart of Glendale, Serena Park features 142 residences in a mix of studio, one-bedroom and two-bedroom layouts measuring approximately 500, 700 and 900 square feet respectively. A large swimming pool is among the prominent common-area amenities of Serena Park. The location of the apartment community ensures residents are less than a mile from Glendale Community College, which enjoys a yearly enrollment of more than 6,000 students. Each of the properties is situated in the Phoenix Metro Area’s West Valley submarket, of which Tides Equities is exceptionally familiar. The assets will be rebranded as The Tides on West Thomas, The Tides on 59th and The Tides on 67th. Collectively, they will benefit from $11.5 million in renovations and upgrades. Last month, Tides Equities continued its Dallas-Fort Worth Metroplex incursion with the acquisition of a three-property multifamily portfolio in the metro.
